Hillwood Properties, developer of the 17,000-acre master-planned, mixed-use AllianceTexas development in north Fort Worth, announced plans to build two spec, Class A, multi-story office buildings at Alliance Town Center. This announcement follows last week’s decision by Dick’s Sporting Goods to locate a 50,000-square-foot store within Alliance Town Center, kicking off phase two of the project. Combined with the existing retail, residential, medical and emerging entertainment options, this spec office space will further transform the 900-acre Alliance Town Center development into the only fully integrated, master-planned community serving the Interstate 35W and Alliance Corridors.
“As professional jobs continue moving to north Fort Worth, the demand for Class A office space continues to increase,” said Bill Burton, senior vice president of Hillwood Properties. “We have the opportunity in north Fort Worth to create a fully amenitized Class A office park with retail, hotel, open space and amenities that will enable us to attract quality companies that can take advantage of the vast number of residents in the area.”
The first building, which will be located north of Heritage Trace Parkway, is targeted to large and small corporate users. The second building, which will be integrated into the lifestyle component of Alliance Town Center, will be designed for smaller office residents and will cater to boutique office needs. Features will include healthy-building initiatives, high-quality finishes, multi-tenant configurations and connectivity to future bike and jogging trails.
Designs for the building are currently under development. Construction on the building located north of Heritage Trace Parkway will begin by the end of 2012.
Plans for the 900-acre development also include lifestyle components. Alliance Town Center is already recognized as a top-tier retail destination with the nation’s leading brand names, including JCPenney, Belk, Best Buy, Pet Smart, Hobby Lobby, BJ’s Brewhouse, Mi Cocina and more. In addition, the center will include multifamily and single-family residential options, a comprehensive medical community including medical office buildings and senior living facilities, hotels and entertainment venues.
Texas Health Resources’ 262,000-square-foot Harris Methodist Hospital Alliance will open in September 2012. The facility will provide traditional hospital services and includes a 73,000-square-foot medical office complex for physicians. This will complement the North Hills Hospital ER at Alliance, an emergency care center that opened in 2011, and other physicians, dentists and wellness providers currently residing at Alliance Town Center.
Hillwood is also expanding its multifamily housing options, with plans to develop a majority of its 3,000 additional units at Alliance Town Center over the next decade.
Over the next five years, the combination of best-in-class retailers and entertainment, Class A office space, hotels, medical facilities, senior living, single-family and multifamily options will transform Alliance Town Center into the only fully-amenitized, master-planned commerce center for the Interstate 35W and Alliance corridors.
