The City of Winslow (City) is primed for new development as Arizona continues to be one of the best states to conduct business. Winslow is located in the northeastern portion of Arizona along Interstate 40. With a commercial airport and direct access to the BNSF railway, Winslow is a logistical haven for businesses that rely on the efficient movement of goods and products. With access to a labor force of more than 70,000 employees within a 60-minute drive, Winslow not only has the physical assets for growth, but the human assets as well. The City has several major developments on the horizon including the creation of a 1500-acre industrial park, extensive infrastructure enhancements to improve the I-40 trade port corridor, and a new housing incentive to further encourage growth.
A 1500-acre planned area development (PAD) has been submitted to the City for review to facilitate the creation of this state of the art industrial park, which will be located on the south side of Winslow. Atlas Global, the master developer behind the plan, has already gained the necessary zoning approvals and are closing in on final project approval for the project (Q1 2025). Several infrastructure improvement projects are already occurring to better support a wide range of potential businesses and their utility needs. Atlas and the City hope to attract manufacturers, energy producers, and other industrial/commercial businesses to locate within this park.
Additionally, the City has worked with several partners along the I-40 to create a new trade coalition to strengthen the already excellent logistics in the region. Major partners include the City of Albuquerque (NM), the City of Kingman (AZ), and Global Logistics Development Partners (GLD) to expand existing infrastructure and create modern logistic hubs to support a variety of industries. Winslow recently received federal funding via a RAISE grant ($4.1 million) to further assist with these endeavors and to expand vital transportation infrastructure that will be an asset for businesses locating along the I-40.
Lastly, the City recently approved a novel housing incentive to help spur the creation of new housing and apartment complexes. The incentive may reimburse or waive up to 100% of city development fees to any developer that reserves a portion of their units (20%) for workforce housing. This incentive hopes to accelerate the development of dwelling units that will be vital to ensure the arrival of businesses that bring meaningful job creation to the region. Northern Arizona’s housing demand is expected to be over 17,000 new dwelling units within the next five years.
Winslow is on the precipice of major growth that has not been seen for over 50 years. With relatively inexpensive and abundant swaths of land, major logistical advantages, and access to plentiful natural resources, Winslow is an economic tinderbox ready to ignite. With several major projects already on the way, Winslow is excited to state they are “Open for Business”.
